What rejuvenation is

More years from a sound Southfield roof

Plenty of Southfield homeowners replaced their roof sometime in the last ten or fifteen years and are now watching it age. The shingles are turning a little gray, granules are showing up at the bottom of the downspouts, and the south-facing slope looks drier than the rest. The roof isn’t leaking and the decking is solid. That is the roof rejuvenation was made for.

Asphalt shingles stay flexible and waterproof because of the oils in them. Michigan summers bake those oils out, and winter freeze-thaw works on shingles that have gone stiff, so they crack and shed granules faster. Our treatment is a safe, bio-based product that restores those oils, extending the life of a sound roof by up to 5 years per application and up to 15 years with repeat treatments.

It is not a fix for a failing roof. If we find soft decking, widespread cracking, missing shingles, multiple old layers or active leaks, we tell you rejuvenation is the wrong choice and show you the photos. On a roof in good shape, it lets you put off a tear-off and plan for it on your own schedule.

How it works

What the treatment actually does

Rejuvenation works on the shingles you already have. Here is what happens on your roof.

We check the roof first

We walk the roof and look at the shingles, decking, flashing and vents, and photograph what we find.

No treatment on bad roofs

Oils go back in

The bio-based treatment soaks into the asphalt and replaces the oils that sun and weather have dried out.

Safe, bio-based product

Shingles flex again

Restored shingles bend with temperature swings instead of cracking, and hold their granules better.

Built for freeze-thaw

Repeat to add more years

Each application adds up to 5 years. Repeat treatments down the road can add up to 15 years in all.

Up to 15 years total
Your options

Rejuvenate, repair or replace?

Most roofs we inspect fall into one of three groups. Some have a few problem spots on an otherwise good roof, and a repair is the right fix. Some are worn out across the whole surface, with soft decking or shingles that are curling, cracking and shedding everywhere, and those need a new roof.

In between are roofs that are aging but still sound. Those are the ones rejuvenation is made for. The treatment costs a fraction of a replacement, and it buys time on a roof that would otherwise keep drying out. Sometimes the answer is a combination: fix a lifted flashing or a few damaged shingles, then treat the roof.

Your written estimate lays out the options side by side, with photos, so you can decide without anyone pushing.

Product details from Roof Rejuvenate (roofrejuvenate.com).

Rough estimates only, based on published October 2026 prices. Real prices depend on roof condition, pitch, access and any repairs needed first, and only a sound roof is a candidate. The DIY row is product cost only, with no inspection, labor or safety equipment.

Where these numbers come from

Each price is your estimated roof surface times that provider’s rate per square foot of roof:

  • Kincaide Roofing & Rejuvenation: $1.30 per sq ft of roof on average roofs and $1.50 per sq ft of roof on steep roofs. This is Kincaide’s own pricing, confirmed in writing after your free inspection.
  • Roof Maxx: $1.25–$2.75 per sq ft of roof; the calculator uses the middle, $2.00.
  • Other soy treatments: $0.80–$2.00 per sq ft of roof; the calculator uses the middle, $1.40.
  • DIY concentrate (e.g. SoyFuze): $0.18–$0.28 per sq ft of roof; the calculator uses the middle, $0.23.

Is your roof a candidate?

Good candidates and poor ones

Rejuvenation only works on a roof that is still sound. We will tell you which side of the line yours is on.

Good: brittle but flat

Shingles that feel stiff and have lost some flexibility, but still lie flat and stay sealed.

Classic rejuvenation roof

Good: some granule loss

Grit in the gutters and a faded, dry look, without bare spots across the roof.

Treat before it worsens

Good: solid decking

No soft or spongy spots underfoot, and flashing and vents that are in good shape.

Sound structure underneath

Poor: curling and missing

Shingles that are cupped, curled, cracked through or already blowing off in storms.

Replacement is the fix

Poor: active leaks

Water stains on ceilings or wet decking mean water is past the shingles. That needs repair first.

Fix the leak first

Poor: soft decking

Rot or sagging in the wood under the shingles can’t be treated from the top.

Needs new decking

Rejuvenation in Southfield

Which Southfield roofs are good candidates

Rejuvenation works on roofs that are aging but intact. On Southfield streets, that means checking each house on its own terms.

Southfield’s houses may date from the 1950s and 1960s, but the shingles on them range from brand new to worn out. The best candidates are roofs installed in roughly the last ten to fifteen years that are drying out evenly. Heavy shade from the city’s mature trees changes the picture too: shaded slopes stay damp and can grow moss or algae, while open slopes take the full summer sun. We look at every slope before we recommend anything.

Sun-facing slopes

South and west slopes dry out first, so we check every slope, not just the one you see from the street.

Honest assessment

We check flexibility, granule loss, cracking, soft spots and the number of layers before recommending anything.

Same look

The treatment doesn’t change your shingle color, so the house looks the same from the street.

Roofing questions

Roof rejuvenation questions from Southfield homeowners

What it is, what it isn’t and whether it fits your roof.

My Southfield house is from the 1950s. Can the roof still be rejuvenated?
The age of the house doesn’t matter as much as the age and condition of the shingles. A roof replaced in the last decade or so on an older home can be a good candidate. A roof laid over old layers, or one with soft decking, is not.
My roof is under heavy trees. Does that change anything?
It can. Shaded slopes stay damp, and moss, algae or debris build-up is something we look at closely. We check every slope and tell you honestly whether the treatment makes sense for your roof.
How much longer will rejuvenation make my roof last?
Up to 5 years per application, and up to 15 years with repeat treatments, on a roof that is still sound when it is treated.
Is the treatment safe for my yard, kids and pets?
It is a bio-based product. We protect landscaping and clean up as part of the job, and we go over any precautions with you before we start.
Will rejuvenation fix a leak?
No. Leaks come from flashing, boots, valleys or damaged shingles, and those need a repair. If your roof is leaking, we fix the cause first and then talk about whether rejuvenation makes sense.
How do I know if my roof qualifies?
Book a free inspection. We check shingle flexibility, granule loss, cracking and the decking, photograph what we find and tell you whether rejuvenation, a repair or a replacement is the right call.
