Replace or repair

When patching Southfield gutters stops making sense

Plenty of Southfield homes still have gutters that went up decades ago, or sectional gutters with seams every ten feet. After enough winters, those seams leak, the hangers loosen, and long runs begin to sag so water pools in the middle instead of reaching the downspout. Ice and heavy wet snow add weight every year, and a few seasons of overflowing water rot the wood fascia board the gutter is fastened to.

At that point, resealing corners and adding hangers is just buying time. If the fascia is soft, new screws have nothing to bite into, and the gutter will pull away again.

We take the old gutters down and look at the fascia and the roof edge behind them. Rotted fascia is replaced, and we check that the drip edge directs water into the gutter rather than behind it. Then we install seamless aluminum gutters sized to the roof, with hidden hangers, proper pitch and downspouts placed to move water away from the foundation. We photograph the fascia and the finished work, so you can see what was behind the old gutters and what is there now.

When Southfield gutters need replacing

One of these is often a repair. Several together usually mean replacement.

Sagging or pulling away

Gutters that dip or lean out between hangers no longer hold their pitch, so water sits instead of draining.

Check the fascia behind

Leaks at every seam

Sectional gutters with many joints drip once the sealant ages, and resealing them buys only a season or two.

Seamless ends the joints

Bent by ice & snow

Snow sliding off the roof and ice in the trough can crush, twist or kink gutters past straightening.

Common after hard winters

Rotted fascia

Soft, stained or crumbling fascia means water has been getting behind the gutter for a long time.

Repaired before new gutters

Undersized for the roof

If gutters overflow in every heavy rain even when clean, they can’t carry what the roof sends them.

Resize, don’t just replace

Water at the foundation

Pooling, washed-out mulch or a damp basement often trace back to failed gutters and short downspouts.

Repair vs. replace

Which fix fits your gutters

We don’t start from replacement. If your gutters are the right size, still hold their pitch and only have a few problem spots, a repair is the honest answer and we’ll tell you so.

Replacement makes sense when the problems are everywhere at once or when the fascia behind them has failed. And if your roof is near the end of its life, it can be smart to replace both together, since the gutters come off for the new drip edge anyway. You’ll see photos of what we find and get the options in writing.

Fascia repair is part of the decision. If only a short stretch of board is soft, it can be replaced without touching the rest of the system. If rot runs along most of the house, the gutters have to come down anyway, and that is usually the right time to put up new seamless gutters sized for the roof instead of rehanging old ones.

Gutter replacement in Southfield

What we find behind old Southfield gutters

On a house that has stood through sixty-plus Michigan winters, the problems usually start where the gutter meets the wood.

Many Southfield ranches and colonials have wood fascia that has been painted, wrapped or patched over the years. When we pull an old gutter, we often find soft spots, gaps where the roof edge never had drip edge, and downspouts that have been emptying beside the foundation for decades. We fix the edge of the roof first, so the new gutters last.

Rotted fascia

Soft fascia boards replaced so new hangers fasten into solid wood.

Proper pitch

Runs set to slope toward the downspouts so water doesn’t sit and freeze.

Drip edge check

Roof edge checked so water lands in the gutter instead of running behind it.

Roofing questions

Gutter replacement questions from Southfield homeowners

Repair or replace, fascia, and what to expect.

My Southfield house still has its old sectional gutters. Should I replace them?
If the seams are leaking, the runs sag or the gutters are pulling away, replacement usually makes more sense than more patching. Seamless gutters remove the seams along each run. We look at the condition and give you an honest recommendation.
Do I need a permit to replace gutters in Southfield?
Gutter replacement often doesn’t require one, but requirements can vary. Check with the City of Southfield building department for your address.
Why is my gutter pulling away from the house?
Usually the fascia behind it has rotted from overflowing water, or the hangers have loosened under the weight of ice and debris. We check the fascia before we install anything new.
Can you replace the fascia at the same time?
Yes. We replace rotted fascia before installing new gutters and photograph it, so you can see what was found and repaired.
Should I replace my gutters when I replace my roof?
Often it makes sense to do them together, especially if the gutters are old or the fascia needs work. Doing both lets us coordinate the drip edge, flashing and gutters as one system.
What drives the cost of gutter replacement?
The length of the runs, the number of downspouts and corners, the height of the house, guards if you want them and any fascia repair. The inspection and estimate are free.
