Why one contractor

Brick below, siding up top

Most Southfield homes are brick on the lower walls, but very few are brick all the way up. Colonials often have siding on the second story, ranches have it on the gable ends, and dormers, additions and garages are frequently sided too. Those are exactly the areas closest to the roof, where water from a leaky valley, a missing kickout flashing or an overflowing gutter hits first.

When old siding fails up high, it often isn’t the siding’s fault. Water gets behind it where the roof meets the wall, soaks the sheathing and starts rot that you don’t see until the panels are off. Replacing siding without fixing that flashing just hides the problem under new panels.

That is why we like to look at the roof, gutters and siding together. We remove the old siding, check and repair the sheathing, install house wrap and proper flashing at roof-to-wall joints, windows and trim, and then put on new siding that ties into the brick cleanly. You get photos of what was underneath, and one crew responsible for how water moves off the whole house.

Repair, re-side, or do it with the roof

Not every house needs new siding. If the damage is limited to one wall or a few panels and the rest is sound, a repair is the honest answer. When the siding is cracked, faded or loose all over, or water is getting behind it, a full re-side makes more sense.

If your roof is also getting old, doing roof, gutters and siding together is often the smartest move: the flashing at every roof line is done once and done right, and you can choose shingle and siding colors side by side. We’ll walk you through material and color choices at the estimate, and you can preview Owens Corning shingle colors with the Design EyeQ visualizer.

Either way, the estimate is in writing, with photos of the damage we found, so you can compare it fairly.

★★★★★
“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Siding in Southfield

Where siding meets brick and roofline

On Southfield’s postwar homes, the siding work is usually up high and right next to the roof.

From the ranches south of I-696 to the colonials and split-levels farther north, Southfield houses mix brick with siding in a few predictable places. Each spot has its own water problem, and most of them trace back to how the roof sheds water onto the wall below.

Gable ends

Siding on ranch gables, where wind-driven rain and old gable vents let water in.

Second stories

Colonial upper floors where roof-to-wall flashing decides whether the wall stays dry.

Additions and dormers

Newer sections tied into the original house, where trim and flashing details are often weak.

Roofing questions

Siding questions from Southfield homeowners

Working with brick, timing with the roof and what is under the panels.

My Southfield house is mostly brick. What siding work would it need?
Usually the gables, dormers, second story, additions or garage, plus soffit and fascia. We look at where the siding meets the brick and the roof, because that is where water problems start.
Do I need a permit for new siding in Southfield?
Siding replacement may require one depending on the scope. Check with the City of Southfield building department for your address before work is scheduled.
Should I do siding and the roof at the same time?
It often makes sense. Roof-to-wall flashing sits behind the siding, so doing both together lets us install that flashing properly instead of working around old panels.
Can you replace just one damaged section of siding?
Sometimes, if matching material is available and the damage is limited. Older siding can be hard to match, so we tell you honestly what the repair will look like.
What is under my siding, and why does it matter?
Sheathing and, on newer work, house wrap. If water has been getting behind the siding, the sheathing may be soft. We photograph what we find when the old siding comes off.
What drives the cost of new siding?
The wall area, the height of the work, how much trim and how many windows are involved, the siding you choose and any sheathing repair. The inspection and estimate are free.
