What’s under a Southfield roof matters most
A lot of Southfield homes have had several roofs since they were built in the 1950s and 1960s, and not every one was installed the same way. When we tear off, we sometimes find two or three layers of old shingles, plank decking with gaps and split boards, and eaves with no ice and water shield at all. That is why we don’t price a new roof by measuring from the ground.
Everything comes off down to the decking. We replace soft or damaged boards, then build the roof as a system: ice and water shield at the eaves and in the valleys, synthetic underlayment, new drip edge, new flashing at the chimney and walls, and ventilation balanced between intake and exhaust. Many older Southfield attics were never vented for the insulation that was added later, and that is a big part of why ice dams form.
Then the Owens Corning shingles go on, from the Duration or Duration FLEX lines, in a color you can preview with the Design EyeQ visualizer. Every step is photographed, boards protect the brick and landscaping, a dumpster is included, and you get a briefing at the end of each day.

Every layer of your new roof
A complete roof replacement covers far more than shingles.
Full tear-off
Old shingles and underlayment come off to the decking so nothing is hidden under the new roof.
Decking inspection
We photograph the bare deck and replace soft or rotted boards before the new roof goes on.
Ice and water shield
A self-sealing membrane at the eaves and valleys, where ice dams and runoff push water uphill.
Owens Corning shingles
Duration and Duration FLEX architectural shingles, with colors you can preview in Design EyeQ.
Balanced ventilation
Intake at the soffits and exhaust at the ridge keep the attic cooler in summer and drier in winter.
Flashing & drip edge
New drip edge, step flashing and pipe boots, so the details last as long as the shingles.
Why we recommend a full tear-off
A layover puts new shingles on top of the old layer. It skips the tear-off, but it also hides the decking, adds weight to the roof under a Michigan snow load, and makes it hard to install ice and water shield and flashing properly. Shingles laid over an uneven old roof can also show every lump.
A tear-off costs more up front because of the labor and disposal, but you get a look at the decking, a clean surface for every layer of the system, and only one layer to remove next time. Building codes also limit how many layers a roof can have.
Cost is driven by the roof’s size, pitch, number of existing layers and how much decking needs replacing. Qualified homeowners can spread it out with 25 months same-as-cash. See financing details.
| Tear-off | Layover | |
|---|---|---|
| Decking | Inspected, repaired | Hidden |
| Ice and water shield | On the deck | Limited |
| Roof weight | One layer | Two layers |
| Flashing | All new | Often reused |
| Next reroof | One layer off | Two layers off |

Tearing off decades of roofing
On a Southfield tear-off, the surprises are usually under the shingles, so we plan for them up front.
Postwar houses across Southfield were built with board decking and simple gable vents, and decades of re-roofing have added layers on top. During the free inspection we check the attic from inside, look for sagging lines and soft spots, and tell you what we expect to find, so the estimate is honest and the decking question doesn’t turn into a surprise halfway through the job.
Old layers
Every old layer of shingles removed so the new roof sits flat on sound decking.
Plank decking
Split or soft boards replaced and gaps addressed before any underlayment goes down.
Attic ventilation
Intake and exhaust balanced so the attic stays cooler in summer and drier in winter.
